Here’s why this Jersey Shore house is a bargain with $6.9 million listing price

The home has a second unbuildable lot that extends over the dunes.

Nearly $7 million might not seem like it could qualify as a bargain price for a house.

But listing agent Shawn Clayton with Clayton & Clayton Realtors says his $6.995 million listing of a new construction, oceanfront home on East Avenue in Point Pleasant Beach is.

“This is a big discount,” he said.

Even an older house, on the same street, on the ocean, in nearby Bay Head or neighboring Mantoloking, would be worth $12 million to $14 million.

“The south side of Point Pleasant Beach is very desirable,” Clayton said. “It’s close to Bay Head and you have everything around you that you can walk to — and not pay Bay Head prices for being on the oceanfront.”

The median sales price of a home in Point Pleasant Beach was $1,525,000 in March, according to the most recent data available from New Jersey Realtors.

Clayton’s listing is a Cedar shake-sided classic beach home. It has four bedrooms, three full bathrooms and one half-bath. And it’s 3,600 square feet with another 794 square feet on the lower level.

“It’s got all the bells and whistles,” the listing agent said. “It’s got that old but nice, fresh, new feeling.”

The main level has an open-floor plan kitchen, dining and livingroom and a junior suite. The second floor has the primary bedroom with a walk-in closet, ensuite bathroom and a balcony, plus two additional bedrooms. The third floor has an open loft space that could be converted into a fifth bedroom and another balcony.

A lower level could be turned into a gym or game room.

The home also has an elevator, a control system for lighting, stereo and security cameras. And it has first- and second-floor laundry rooms.

“It’s a phenomenal home,” Clayton said.

The area where the home is located is a “much higher elevation than usual.” And the property includes another, unbuildable lot that goes over the dunes where a dune deck could be built.

“It gives a little more privacy to the house,” he said, adding that the two lots together are more than 200 feet deep.

And it’s a desirable area of Point Pleasant Beach.

“You’re away from the boardwalk and where the rides are,” Clayton said. “So you don’t have all the traffic of the boardwalk.”
