Plans to change use of land to residential at Little Rudsey Farm, Goverton approved by Newark and Sherwood District Council planning committee

Plans to change the use of land to a garden and erection of a polycrub were approved by a council committee.

The application, submitted by Stephen Smith for the Little Rudsey Farm, High Cross, Goverton, will be decided by the Newark and Sherwood District Council planning committee meeting.

The proposal includes changing the use of the land to a garden associated with the adjacent house Little Rudsey Farm, resulting in a change of use to residential.

The applicant is looking for permission for the erection of a four metres by eight metres polycrub — a polytunnel and greenhouse hybrid designed to withstand harsh environments — on the land with the change of use proposal.

The application confirmed that the polycrub would be for personal use as a domestic green house.

Committee member Johno Lee said: “I don’t have any issues with the polytunnel, I think they could do that as part of the farm anyway, what I do have concerns with is the garden extent.

“We had an application where we turned down a similar application where they wanted to extend their garden and for me, it is always precedence and policy is if we say yes to this application are we going to be then making a rush for our own but later on.

“For me, I am on the fence at the moment but I would be going towards refusal just because we have turned down over applications like this.”

Little Rudsey Farm is a two storey resident with a single storey outbuilding and a garage adjoined to The Barn, an adjoined house that shares a courtyard.

One other dwelling sharing the same single track off High Cross is a cottage known as The Bungalow at Little Rudsey Farm.

The surrounding area of Little Rudsey Farm is predominantly fields and open countryside and the property is set back from High Cross by approximately 150 metres, served by a single track road.

The application was approved by the district council’s planning committee.
